Preparing a valuation
A valuation is a good illustration of how our systems work. The appraisal itself needs a person who knows the street; the hours of preparation before it do not. The system gathers the evidence and prepares the pack. It does not send anything and it does not set the price.
The same approach applies to applicant matching, referencing, contract review and client reporting. Whatever the task, the pattern is the same: the system reads, reasons and concludes; a person decides.
It reads the instruction
The enquiry, the property details, title and planning history, past marketing, and the client's situation. It notes what is known and what needs to be checked on the visit.
It works the valuation through
Comparable sales and lets, time on market, local demand, condition and specification, and the features that move the price either way. Each is checked against your own records and recent activity.
It returns a clear conclusion
A recommended range with the evidence behind it, the points that carry uncertainty, a suggested marketing approach, and a drafted appraisal report in your house style.
Your valuer makes the decision
The pack is reviewed by the person doing the appraisal. They adjust the figure or approve it, and it goes to the client under their name. Their decisions feed back into how the system prepares the next one.
Deals moving faster, clients kept informed, and negotiators out of the office
For the business
Valuation packs are ready the same day the instruction comes in. Applicants are matched and referenced without delay. Landlords and vendors hear from you every week without anyone having to write it. More instructions are won and progressed with the same team.
For your people
Your negotiators and valuers know the area and the people in it. That knowledge is wasted on assembling reports and chasing references. With the desk work handled, they spend their time with clients and on the deals that need judgement.
For your control
Every conclusion shows its working, so it can be checked. Nothing goes to a client without a person approving it. Your property, applicant and client data stay yours and can be exported at any time. No long contracts.
